Plan a commercial membrane roof repair

Define the membrane condition, tie-ins, access, and documentation before approving work.

Understand the condition

A membrane symptom can involve a seam, penetration, curb, drain, edge, prior patch, or concealed wet material, so the interior drip point alone is not a repair map.

Occupied commercial property adds loading, odor, noise, rooftop equipment, and protection-below concerns.

Define compatibility and repair limits

Record the known roof system and ask how it was identified; coatings and prior mastics can change preparation and compatibility. Map the area against seams, terminations, drains, curbs, traffic paths, and prior patches. Require the preparation, removal, primer, reinforcement, and tie-in sequence to be written before work starts, with a separate approval path for damp insulation or deck found below.

Require each bidder to state whether wet insulation testing, openings, equipment moves, and deck repair are included or conditional. Compare testing assumptions, opening allowances, disposal, interior protection, and restoration of the same mapped boundary. Completion photographs should show prepared substrate and finished transitions, not only a distant roof view. Keep coating of a wider roof area as a separately priced decision.

  • Identify roof section and interior symptom
  • List equipment and penetration changes
  • Request a mapped completion record
